輕量煥新激活「城市櫥窗」
DUTS design Transforms the Old Haiyi Building into a Vibrant Urban Showcase
with Strategic Light-Touch Renewal
近日，由DUTS杜茲設計主持改造設計的上海長寧區海益大廈整體改造順利完成。這座已投入使用近二十年的商務辦公樓，如今以“領創中心”之名煥新亮相。
設計團隊以“輕量煥新”為介入策略，以低幹預、高辨識度的改造方式，通過立麵的“輕改造”實現建築了形象與性能的全麵提升，一躍成為長寧區展示區域活力的“立體城市櫥窗”。
Recently, the overall renovation of Haiyi Business Building in Changning District, Shanghai, hosted by DUTS design, has been successfully completed. This commercial office building, which has been in service for nearly two decades, now reemerges as the “LC Center” with a brand-new look.
Adopting “lightweight renovation” as the intervention strategy and “urban showcase” as the core concept, the design team has not only accomplished the contemporary transformation of the building’s appearance, but also strived to activate the urban interface, responding to Changning District’s development positioning of building a “high-quality international urban area”.
設計概念：打造“城市櫥窗”
Design Concept: Creating an “Urban Showcase”
坐落於上海長寧區天山路與威寧路交叉口的原海益大廈竣工於2004年，建築高度50米（最高點60米），為框架結構，因設施陳舊、設備老化，已無法滿足現代辦公需求。
Originally completed in 2004, the former Haiyi Building stands at the intersection of Tianshan Road and Weining Road in Changning District, Shanghai. With a frame structure and a height of 50 meters (60 meters at the highest point), the building could no longer meet modern office needs due to obsolete facilities and aging equipment.

項目地處長寧區新涇鎮核心區域，需呼應長寧“數字長寧”戰略與虹橋國際開放樞紐建設需求。向內彙聚資源，向外展示長寧現代商務活力與城市創新形象。
Located in the core area of Xinjing Town, the project needs to align with Changning’s “Digital Changning” strategy and the construction requirements of the Hongqiao International Open Hub. It serves as a hub to gather resources internally and showcase Changning’s modern business vitality and urban innovation image externally.

這座老舊辦公樓的煥新目標有三個方麵：在城市界麵實現區域商務地標的形象，引入現代化的立麵技術與美學，並在其內部創造開放共享的現代辦公與社交空間。
The revitalization goals of this old office building are threefold: to establish itself as a regional business landmark on the urban interface, to introduce cutting-edge facade technologies and aesthetics, and to create an open and shared modern office and social space inside.
針對海益大廈的改造，DUTS提出了“城市櫥窗”這一核心概念與設計願景。設計團隊認為，當代城市更新不僅是物理空間的修繕，更是城市能量場的重塑。
For the renovation of Haiyi Building, DUTS proposed the core concept and design vision of the “urban showcase”. The design team believes that contemporary urban renewal is not merely the renovation of physical spaces, but the reshaping of urban energy fields.
